Signal Hill Roofing With Straight Answers on Cause and Cost

We repair leaks, replace worn roofs and inspect tile, asphalt shingle and flat roofs for homeowners in Signal Hill, Long Beach and Lakewood. Before we suggest any work, we show you what failed, why it failed and what each option would cost, so you can decide with the facts in front of you.

About Signal Hill Roofing Pros

Signal Hill Roofing Pros works on homes in Signal Hill and the neighboring cities of southeast Los Angeles County. Our days are spent on the roof types you see on these streets: concrete and clay tile, asphalt shingle and the flat or low-slope sections common on older homes and additions.

We prefer short, direct answers. When a homeowner asks why a roof leaks, we name the cause. When they ask what drives the price, we list it. Many tile roofs here look fine from the street while the underlayment beneath has worn out under years of Southern California sun, and that is exactly the kind of thing we take the time to show you.

Finish matters to us as much as function. Clean cuts at the ridge, flashing that sits tight to the wall and a yard left the way we found it are part of the job, not extras.

What Working With Us Looks Like

The right roof decision begins with a clear picture of the problem. The rest of our work is built on that.

Proof first, numbers second

A cracked tile, flashing lifted off a wall or underlayment gone brittle: we photograph it. You look at the same pictures we do before any price comes up.

A repair when it will last

Many roofs need a few hours of work rather than a whole new system. If a repair will hold up, that is what we suggest. If the decking or underlayment can't be saved, we show you why a patch would just shift the leak a short distance.

Every cost on its own line

In our free written estimates, tear-off, materials, flashing, vents and permit work are each listed separately. Now and then removing the old roof uncovers something unexpected, such as soft decking. If so, we stop in that spot until you have looked at it and approved the fix.

Care for your home and yard

Plants get covered, walls get tarped and debris stays off the driveway. Each day ends with a magnet sweep of the yard for nails and the grit cleared from your gutters.

Support with insurance, financing and Spanish

We work directly with your insurance claim, recording the damage and joining the adjuster on site if you want us there. Financing is available through Service Finance Company, subject to credit approval. Se Habla Español, so every step can be explained in English or Spanish.

How a Roof Job Runs

Most projects follow the same five steps, whether it is one leaking valley or a full replacement.

  1. 1

    A phone call

Tell us what you are seeing, from a ceiling stain to tiles on the lawn. We set a time for a free inspection that works for you.

  2. 2

    Inspection and photos

We look over the surface, flashing, vents and gutters, then check the underside of the decking from the attic if there is a safe way in. Afterward we sit down with the pictures and tell you in plain words what caused the problem.

  3. 3

    Options and a written estimate

We lay out the repair and, if it applies, the replacement, with the cost drivers for each. You decide without pressure, on your own timeline.

  4. 4

    The work day

We pull any required permit, protect the property, then remove and install in order: decking, underlayment, flashing and finish material. A final city inspection follows when the permit calls for one.

  5. 5

    Final check together

Old material is hauled off and a magnet goes over the lawn, beds and driveway to catch stray nails. Then we go over the finished work with you, showing the new flashing, vent boots and the small details that keep water out.

What Drives the Cost of Roof Work

No two roofs price the same, even on the same street. These are the factors that move a repair or replacement up or down. We point to each one on your roof when we write your estimate.

Every estimate follows a free inspection of your roof and is written out item by item. You get your quote by phone and on paper, with no prices guessed from a distance.

Size and pitch
Larger roofs take more material and labor. Steep slopes need extra safety setup and slow the pace of work.
Material choice
Concrete and clay tile, asphalt shingle and flat roof membranes differ in cost, weight and how they are installed. Many tile roofs can reuse sound tiles over new underlayment, which changes the math.
What is underneath
Soft or rotted decking has to be replaced before anything new goes on. We can only measure this fully once the old layers are off, so we explain how it is handled in advance.
Layers to remove
A roof with one old layer costs less to tear off than one with two. Removal and disposal are listed on their own line.
Flashing and penetrations
Chimneys, skylights, vents and wall transitions each need flashing done by hand. More of them means more detail work, and these spots are where most leaks begin.
Permits and access
Replacements usually need a city permit and inspection. Tight side yards, landscaping and where the dumpster can sit also affect the day.

What Homeowners Want to Know

Should I repair my roof or replace it?

It comes down to the underlayment and decking under the surface. When damage is confined to one spot and the rest of the roof has years left, a repair is the sensible step. When leaks keep turning up in new places or the underlayment is brittle across the roof, replacement usually costs less in the long run. We show you the photos and tell you which one fits your home.

What does a new roof cost?

A fair price takes seeing the roof. Its size, pitch and material, how many old layers come off and how sound the decking is all affect the total. Once we finish a free inspection, you get a written estimate that breaks out each of those items.

Is the work covered by my insurance?

Your insurer makes that call, based on your policy and the cause of the damage. We work directly with your insurance claim by photographing the roof, writing a clear scope and meeting the adjuster if you would like. Age and ordinary wear are rarely covered, and we say so plainly when that is what we find.

How many days does a replacement take?

On a typical home, a shingle roof usually takes a few working days after the materials are delivered. Tile takes longer, since each tile is lifted, stacked and reset over new underlayment. Weather and permits can move the start date, and we let you know whenever the schedule changes.

Can I finance my roof?

Yes. Financing is available through Service Finance Company, subject to credit approval. We go over how it works while we review your estimate with you.

Does a new roof come with a warranty?

A roof that qualifies can carry a GAF System Plus manufacturer limited warranty. Qualifying depends on the system and components used, and we go through that with you before you sign.

Do I have to be there for the inspection or the work?

Not every time. At the inspection it helps to have you there to look at the photos and hear our findings, and we may need to get into the attic. While the job is underway, we only need yard access, an outlet and space for the dumpster.

Is there someone I can speak with in Spanish?

Yes. Se Habla Español. The inspection, the estimate and every conversation during the job can happen in English or Spanish, as you prefer.
