Flat Roofing in Signal Hill, With the Water Path Planned First

A flat roof fails where water sits or where a seam opens. We find which one is happening on your home. Then we tell you whether a repair or a new membrane makes sense and explain what drives the price before anything is scheduled.

When a low-slope roof is the right call

Flat roofing covers any roof with too little pitch for shingles or tile. That includes the main roof on many mid-century homes, a garage, a patio cover or the section over a room addition. Water drains slowly on these surfaces, so the membrane, the seams and the drains carry the whole job.

We repair and replace modified bitumen, single-ply TPO and older built-up gravel roofs. Southern California sun is hard on all of them, because UV dries out asphalt surfaces and the winter rains find whatever opened up over the summer. Our usual answer is simple. If the decking is sound and the damage is local, repair it. If seams are failing across the whole roof, a patch only buys a season.

As a GAF Certified Contractor, we install GAF low-slope systems, and we will tell you plainly which one suits your roof and why.

What our flat roof work includes

Drainage checked first

We look at where water collects after rain, check scuppers, drains and gutters at the roof edge, and note low spots. Correcting slope with tapered insulation or a cricket is often what keeps a new roof from failing the same way.

Membrane repair or replacement

Blisters, splits and punctures are cut out and patched with matching material. When a full replacement is due, we tear off to the deck instead of layering over a wet roof.

Decking and insulation

Soft or stained plywood is replaced before anything goes on top. You get photos of what we found and the number of sheets we changed.

Flashing at walls and curbs

Parapet walls, skylight curbs, vent pipes and AC stands are where most flat roof leaks start. We reflash them with new metal and membrane, not a coat of sealant.

Reflective surfacing

A light-colored membrane or cap sheet keeps the roof cooler and slows aging. We confirm whether the energy code calls for a reflective surface on your reroof.

Signs your flat roof needs attention

  • Water standing days after rain

Ponding that lingers adds weight and breaks down the surface. It usually points to a clogged drain or a sagging deck.

  • Blisters and bubbles

Trapped moisture or air lifts the membrane. Small ones can be watched, but large or split ones let water in.

  • Cracked, alligatored surface

A dry, crazed pattern on an asphalt roof means the sun has baked the oils out. Coatings rarely bring it back.

  • Open seams and loose edges

Seams peeling at a corner or edge metal that rattles in the wind give water a direct path inside.

  • Ceiling stains below

A stain under a flat roof is often several feet from the real opening, since water runs along the deck first. Our Roof Leak Repair page explains how we trace that path.

  • Bare spots in the gravel

On built-up roofs, worn patches leave the tar layer exposed to direct sun, and it dries out quickly.

How a flat roof job runs

  1. 1

    Inspection and photos

We walk the roof, probe soft areas, check drains and flashing, and photograph everything. You see what we see.

  2. 2

    Written estimate

Material, scope and any decking allowance are listed line by line. When both repair and replacement are reasonable, we lay them side by side.

  3. 3

    Permit and scheduling

For replacements we pull the permit and plan the work for a dry stretch, so the roof is never open with rain coming.

  4. 4

    The work day

We protect walkways and plants, tear off only what we can close the same day, and install the new system. Rooftop equipment is lifted and reset on new curbs where needed.

  5. 5

    Cleanup and final check

Debris is hauled away and the yard is magnet-swept for nails. We water-test the drains, walk you through the finished roof and meet the city inspector.

What moves the price of a flat roof

Flat roof pricing depends less on square footage than most people expect. Drainage, what sits underneath and the number of penetrations can matter just as much. Your free written estimate shows each of these so nothing appears later. Financing is available through Service Finance Company, subject to credit approval.

Membrane type
Modified bitumen, TPO and built-up roofs differ in material and labor. We recommend one based on how your roof drains and how it gets used.
Layers to remove
Many older flat roofs carry two or three layers. Tear-off and disposal grow with each one.
Deck condition
Wet or rotted sheathing is replaced at a stated per-sheet price, so you know the possible range before we start.
Drainage corrections
Tapered insulation, crickets or a new scupper add cost but solve ponding at the source.
Penetrations and equipment
Skylights, vents and AC units each need their own flashing, and moving equipment adds labor.

Flat roofing questions we hear

Something not covered here? (562) 662-7493

Can my flat roof be coated instead of replaced?

Sometimes. A coating works on a roof that is dry underneath with sound seams. Over wet insulation or failing seams it traps moisture and hides the problem. We check for moisture first and tell you which case you have.

How long does a flat roof replacement take?

A garage or patio section is often done in a day. A full main roof usually takes a few days, depending on size and how many layers come off. Weather sets the final schedule.

Which membrane is best for my home?

There is no single answer. TPO reflects heat well and has heat-welded seams, while modified bitumen handles foot traffic and detail work around many penetrations. We explain both on your roof and say which we would choose.

Will insurance pay for my flat roof?

Sudden damage, like a fallen branch or wind tearing an edge, may be covered. Wear from age usually is not. We work directly with your insurance claim by documenting the damage and meeting the adjuster, but the coverage decision belongs to your insurer.
