ServicesRoof Replacement
Roof Replacement in Signal Hill, Planned Layer by Layer
When repairs stop holding, a new roof is the cleaner answer. We tear off to the decking, fix what we find, and build a complete system with matched underlayment, flashing and ventilation. You get a written estimate first and a straight answer on whether replacement is really needed.

When Replacement Is the Right Call
A roof usually needs replacing for one of three reasons. The material has reached the end of its life, the underlayment beneath it has failed, or so many patches have gone on that the next leak is only a matter of time. When a repair can still hold for several more seasons, you will hear that from us first, along with a pointer to our roof repair service.
Plenty of homes around Signal Hill and Long Beach are on their second or third roof, some with fresh shingles nailed over an older layer. Below that, the felt dries out and the decking can soften near the eaves. Doing the job properly means stripping all of it, so the new materials sit on a sound, flat surface and perform the way they were designed to.
As a GAF Certified Contractor, we install complete GAF shingle systems when that is the right fit, and we also replace tile roofs. We explain the options, the reasons behind each one, and what they cost before you decide anything.
Everything That Goes Into Your New Roof
- Tear-off to bare wood
- Each old layer comes off until we reach the decking. Overlays conceal problems, and one clean layer is lighter and lasts longer.
- Decking inspection and repair
- Once the old roof is off, we walk the decking and replace any soft, delaminated or rotted boards. You see photos of what we found and the price per sheet before we replace them.
- New underlayment and edge metal
- Synthetic underlayment goes down across the full roof, with a self-adhered membrane in valleys and around penetrations. New drip edge keeps runoff off the fascia.
- Flashing replaced, not reused
- Chimney, wall and pipe flashings are where most leaks begin. We install new flashing rather than bending old metal back into place.
- Ventilation balanced
- We check intake and exhaust so the attic can breathe. Good airflow keeps heat out of the living space and helps shingles reach their expected life.
- Cleanup and magnet sweep
- Debris goes straight into a bin, and we run magnets across the driveway, lawn and planters before we leave.
When a Roof Has Reached Its End
Grit collecting in gutters
Aging shingles lose their mineral surface. Once much of it is gone, the sun reaches the asphalt and it deteriorates fast.
Shingles curled, cracked or gone
When edges lift or split over large areas, the shingles have lost their give, and wind will keep tearing more of them free.
Leaks in several spots
A single leak is typically a repair. Stains showing up in multiple rooms often mean the underlayment has failed roof-wide.
A roofline that dips or waves
Low spots between rafters point to decking that has gone soft, which should be dealt with before the rainy season returns.
Shifted or cracked tile over worn felt
Clay and concrete tile can go for decades, yet the underlayment below usually fails sooner. Our tile roofing page explains relaying tile over new underlayment.
The Steps of Your Replacement
- 1
Inspection and estimate in writing
We check the roof, attic and gutters, then hand you a written estimate covering materials, labor and any decking work we expect. It's yours to keep and think over.
- 2
Permit and start date
We obtain the building permit, order the materials and set a start date with you. Financing is available through Service Finance Company, subject to credit approval.
- 3
Covering your property
Plants and walls are covered with tarps, and the bin goes where it blocks as little of your driveway as possible.
- 4
Stripping, decking and installation
A typical shingle roof is torn off and rebuilt in one or two days. Tile roofs and bigger homes need more time. Anything left open is covered before we leave each night.
- 5
City sign-off and final walk
The city inspector approves the finished roof. Then we walk it with you, give you the photos and answer any remaining questions.

What Sets the Cost of Your Replacement
Every roof prices out differently, and a fair estimate should show the reasons. Below are the factors that shift the total most. Each one appears as its own line on your written estimate, so nothing turns up later.
- Roof size and pitch
- Square footage sets the material quantity. Steep roofs need extra safety setup and take longer to work on.
- Material choice
- Architectural shingles, designer shingles and tile all differ in price and lifespan. We compare them on your roof, not in general.
- Layers and decking condition
- More layers mean more labor and disposal. Damaged decking is priced per sheet and shown to you before it is replaced.
- Details and penetrations
- Chimneys, skylights, valleys and vents each need flashing work. A simple gable costs less than a roof with many angles.
- Permit and disposal
- City permit fees and haul-away are part of every replacement and appear as their own lines.
Questions About Replacing a Roof
Something not covered here? (562) 662-7493
Could you lay new shingles on top of the old roof?
We don't recommend it. A second layer can hide rotten wood underneath, adds weight to the framing and usually shortens the life of the new shingles. A tear-off costs somewhat more and gives your new roof a clean, solid foundation.
Will my house sit uncovered during the job?
No. We only strip as much as we can dry in the same day, and whatever isn't finished gets covered before we go.
Does insurance cover a replacement?
It comes down to the cause. Sudden wind or storm damage is often covered, and age or wear usually is not. We work directly with your insurance claim, photograph the damage and explain each step, while the adjuster makes the coverage decision.
Can I get a manufacturer warranty?
Yes. Qualifying roofs can carry a GAF System Plus manufacturer limited warranty. When we review your estimate, we explain what it takes to qualify.
Should I stay home while you work?
Not the entire time. A few minutes with you on day one lets us confirm the plan, and a brief meeting at the end lets us show you the new roof. In between, keep pets inside and cars clear of the bin, and let us know about anything fragile in the attic, because tear-off can knock dust loose from above.
