Roof Repair in Signal Hill, Done Once and Explained Clearly

Most roofs that leak or lose shingles don't need replacing. We find what failed, show you photos and explain the fix and its cost in plain terms before any work starts. You get a written estimate and a repair made with materials matched to your roof.

When repairing beats replacing

A repair is the right move when the roof is in good shape overall and the problem is in one spot: a split tile, a raised shingle, a cracked boot on a vent pipe or flashing that has come loose from a wall. Fixing that spot correctly costs a fraction of a new roof and can add years of use.

Repair stops being worth it when damage runs across the whole roof, the underlayment has dried and split, or the decking has gone soft in several places. We tell you where your roof falls and explain our reasoning. If a new roof is the smarter spend, we say it once and let you decide. Our Roof Replacement page explains that option.

We are a GAF Certified Contractor, and on shingle repairs we use matched components so the fixed section works the same as the rest of the roof.

What your repair covers

Flashing and sealing

Plenty of leaks begin at the metal rather than the shingles. We reset or replace step flashing, chimney flashing and the counterflashing where roof meets stucco, then seal it with roofing-rated products instead of ordinary caulk.

Replacing shingles and tiles

Cracked or missing pieces are swapped for the nearest available match in shape and color. On tile roofs, we carefully lift the tiles around the damage to check the underlayment, because that layer is what really keeps water out.

Vent pipe collars

The collar around each vent pipe stiffens and cracks after years of sun, and the water it admits seeps in slowly where it is tough to track down. We install new collars and check the vent caps nearby while we are on the roof.

Sheathing repair

When the wood under a leak has gone soft, we cut the bad section out and put in new decking before sealing the area up. Burying rot just relocates the problem.

Photos and a clean yard

We give you photos of the problem and of the finished fix. Plants below the work area are covered, and we sweep up nails and debris before leaving.

Signs your roof needs repair

  • Water marks on a ceiling

A tan ring or blistered paint tells you water has been reaching the drywall for a while. Water travels along rafters before it drips, so the real entry point can sit well upslope of the mark.

  • Shingle pieces on the ground

Strong Santa Ana winds can lift or tear shingles, leaving bare spots that will leak with the first winter rain.

  • Cracked or slipped tiles

Tile cracks when it's stepped on or hit by a falling branch. One broken piece exposes the underlayment to sun, which ages it quickly.

  • Grit in the gutters

Heavy granules at the downspouts mean shingles are losing their protective surface. Isolated wear can be repaired. Widespread loss points toward replacement.

  • Damp or daylight in the attic

Light between the boards, damp insulation or a musty smell is worth a look before the rainy months.

  • Sealant pulling away

Dried, cracked sealant at walls, skylights or vents is a small fix now and a larger one once water reaches the decking.

How a repair visit works

  1. 1

    Inspection

We walk the roof, check the attic if it's accessible and photograph each problem area. You see what we see.

  2. 2

    Written estimate

You get a free written estimate listing each repair, the materials and the cost. If something can safely wait, we tell you that too.

  3. 3

    Repair day

We set up ladders, protect the ground below and complete the work. Most small repairs take a day or less. If we open an area and find hidden decking damage, we stop, show you and price it before going further.

  4. 4

    Final check and cleanup

We walk you through the finished work with photos, then run a magnet over the yard and driveway for stray nails.

What changes the price of a repair

A repair's price comes down to what broke, the material involved and the condition underneath. We won't guess at a number without seeing it, so the inspection and written estimate happen first, at no charge. Financing is available through Service Finance Company, subject to credit approval.

Type of roofing
Tile takes more labor to repair than shingles, since every tile has to be lifted and set back by hand. Finding older or discontinued tile can add time as well.
How much of the roof is affected
A single split boot is a quick fix. Several leaks spread over different slopes add up, and past a certain point reroofing one section is cheaper than many separate repairs.
State of the sheathing
Solid plywood keeps the job straightforward. Rotten sheathing must be replaced, and we can't know its condition until the roofing over it is opened up.
Slope and reach
Steep roofs, two-story homes and tight side yards call for extra safety gear and add time.
Whether insurance is involved
When wind or a falling branch did the damage, part of the cost may fall under your policy. We work directly with your insurance claim and record the damage, while your adjuster makes the coverage decision.

Common questions about repairs

Something not covered here? (562) 662-7493

Can you fix one section, or does the whole roof need replacing?

In most cases a repair does the job. When the damage is contained and the remaining roof still has useful years, we fix that section and leave everything else as is. We only suggest a new roof when the repairs ahead would add up to more than replacement over the next few years.

Will the fixed area blend in with the rest?

We get as close to your existing profile and color as today's products allow. Fresh shingles on an older roof can look a bit brighter at first and tone down as they weather. On tile roofs, we sometimes take matching tiles from a spot that is hard to see and put the new tile there instead.

How many years will the repair hold?

Done right, a repair should last as long as the surrounding roof. It can't add life to shingles that are already near the end, though. If that is your situation, we tell you directly so you can plan for what comes next.

Besides shingles, do you work on tile and flat roofs?

Yes. We repair tile, flat and asphalt shingle roofs on homes in Signal Hill, Long Beach and the surrounding area. You can read more about each on our Tile Roofing and Flat Roofing pages.
